Hotel and Travel SEO in 2027: Win Direct Bookings from Google and AI Search

Key takeaways

  • OTAs still dominate: in D-Edge's 2025 Asia-Pacific panel they took roughly 83% of bookings, and hotel booking engines took 11.2%.
  • Hotel SEO means winning brand, landmark, room-type and experience searches, not outranking Booking.com for "hotels in Goa".
  • Free booking links in Google Hotel Center, connected through your channel manager or booking engine, are the cheapest direct-booking win most properties ignore.
  • Since August 2026, US travellers can book hotels inside Google's AI Mode. Accurate rates, reviews and structured facts decide who gets shown.
  • Track direct booking revenue and share of direct, not just traffic.

Across more than 2,000 Asia-Pacific hotels tracked by D-Edge, direct booking engines produced 11.2% of bookings in 2025, down from 11.8% in 2022. OTAs took about 83%. Each OTA booking carries a commission D-Edge puts at 12–28% of the booking value. Hotel SEO is how you claw some of that margin back.

It isn't about beating Booking.com for "hotels in Jaipur". You won't, and you don't need to. It's about owning every search where a traveller already has your property, your street or your kind of stay in mind, and making booking direct easier than booking elsewhere. What follows is the approach we use for city hotels, resorts, homestays and tour operators in India, the UAE, the UK, the US and Australia.

Short answer: Do hotel SEO by connecting rates to Google Hotel Center for free booking links, completing your Google Business Profile, building a page for every room type, landmark and experience, adding Hotel and HotelRoom schema, earning recent reviews, publishing genuine local guides, and tracking direct booking revenue through your booking engine.

Why is hotel SEO different from other industries?

Most local businesses compete with each other. Hotels compete with their own distributors. Booking.com, Expedia, Agoda, MakeMyTrip and Airbnb own most generic "hotels in {city}" results and also sell your rooms, which makes the OTA both your best sales channel and your biggest SEO rival.

  • Remainder 0.7%

Travellers also compare prices in Google's hotel results, check TripAdvisor and Google reviews, and often book days later. Your job is to be visible, look trustworthy and show a price at least as good as the OTA's.

What is a direct booking worth versus an OTA booking?

Run the numbers before anyone argues about budgets. Take an illustrative 24-room boutique hotel in Udaipur running at 70% occupancy, with an average rate of ₹6,000 and an 18% blended OTA commission. That's about 6,132 room nights a year. If 80% come through OTAs, the hotel pays roughly ₹53 lakh in commission annually.

Shift just 10 percentage points of those nights to direct (about 613 nights) and the commission saved is around ₹6.6 lakh. Even after a direct distribution cost of 3.5%, the owner keeps about ₹5.3 lakh more a year. These figures are illustrative, but the maths is why we tell owners to judge SEO on share of direct, not traffic.

There are rules too. In the US, the FTC's Rule on Unfair or Deceptive Fees, in force since May 12, 2025, requires short-term lodging to show the total price, including mandatory resort or destination fees, more prominently than other pricing. Your rate pages and booking engine must comply, and it's good practice elsewhere too.

AI Mode can now complete a hotel booking

On August 27, 2026, Google launched hotel booking inside AI Mode for US travellers, with partners including Expedia, Booking.com, Hilton, Marriott, IHG, Wyndham, Choice and Trip.com, paid through Google Pay. Independents aren't direct partners, so their visibility depends on the rates, reviews and facts Google already holds.

Travellers plan with AI, and that traffic is starting to convert

Adobe's September 2025 study found generative AI traffic to US travel sites grew 3,500% year on year in July 2025, and 29% of surveyed consumers had used AI for trip planning. Those visitors were still 47% less likely to convert than other traffic, but that gap had narrowed from 86% in October 2024.

Zero-click for generic travel questions

Pew Research Center found that searchers clicked a result in 8% of visits when an AI summary appeared, versus 15% without one. "Best time to visit Coorg" gets answered on the results page; booking-intent pages still earn the click.

Which keywords should hotels and tour operators target?

Forget head terms. The direct-booking opportunity sits in searches with a qualifier: a landmark, an amenity, an occasion or your brand. Swap your own destination into the starter map below.

Keyword / query type Search intent Page to build Priority
{hotel name} / {hotel name} official site Navigational, ready to book Homepage with booking widget + free booking links High
hotels near Hawa Mahal Jaipur Commercial, location Landmark / location page High
villa with private pool in Lonavala Commercial, amenity Room-type page High
honeymoon resort in Udaipur Commercial, occasion Experience / package page High
wedding venue in Jaipur with rooms High-value lead Weddings and events page with capacity High
Golden Triangle tour 7 days Transactional (tour operator) Tour product page with itinerary and price High
pet friendly hotel in {city} Commercial, attribute Policy / amenity page Medium
hotel near Dubai airport with shuttle Commercial, attribute Location page with transfer details Medium
where to stay in Goa for nightlife Research Area guide Medium
things to do in Munnar in December Informational Destination guide (seasonal) Low
Bengaluru to Coorg weekend itinerary Informational Itinerary article linking to rooms Low

How should a hotel website be structured for SEO?

Give each room type, package, venue and experience its own indexable page. A "Rooms" page with five tabs ranks for nothing. A "Deluxe Pool Villa" page with real photos, size, bed type, view, occupancy, inclusions and a "check rates" button can rank for "villa with private pool in Lonavala".

Compress photos, lazy-load galleries and test on a mid-range Android phone over 4G. Keep the booking engine on a subdomain you control and set up cross-domain tracking, or you won't see which pages produce bookings. Our website development team builds hotel sites this way.

Which schema types should hotels and tour operators use?

Use schema.org Hotel (or Resort, BedAndBreakfast, Hostel, or LodgingBusiness for homestays) with address, geo, starRating, checkinTime, checkoutTime, amenityFeature and petsAllowed. Mark rooms up as HotelRoom with occupancy and bed details. Tour operators should use TouristTrip with itinerary and Offer. Live prices in Google's hotel results come from Hotel Center feeds, not page markup, so treat schema as a way to state facts clearly for search engines and AI tools.

How do Google Business Profile and free booking links drive direct bookings?

Your Business Profile is where many travellers meet you first. Choose the most precise primary category ("Hotel", "Resort hotel", "Guest house", "Bed & breakfast", "Homestay" or "Tour operator"), fill every amenity attribute, upload recent photos of each room type, and reply to reviews. Our Business Profile benchmarks post shows what "complete" looks like, and our local SEO service handles multi-property groups.

Then turn on free booking links. Honestly, this is the step most independent hotels we audit have skipped. Google's hotel owner starter guide explains that you need a Hotel Center account and a connectivity partner integrated with Google, such as your channel manager, booking engine, CRS or PMS. Once connected, your official site can appear with a live rate next to the OTAs. Paid Google Hotel Ads come later, through Google Ads, once you know your direct conversion rate.

Pro tip

Check rate parity before you switch on free booking links. If your site shows a higher price than Booking.com in the same panel, the link will train travellers to book elsewhere. Offer a direct-only perk, such as breakfast or late checkout, instead of undercutting where your OTA contracts don't allow it.

What about OTAs, TripAdvisor and Things to do?

Don't fight the OTAs; use them. A strong Booking.com, Agoda or MakeMyTrip listing brings first-time guests you can win back direct next time. Keep facts identical to your site and answer TripAdvisor reviews, which AI tools read too. Tour and activity operators can get free listings in Google Things to do through a connectivity provider such as their booking software, with links straight to their own checkout.

What content builds trust and E-E-A-T for hotels?

Your team lives where your guests visit. No OTA has that. A Jaipur haveli's concierge can write "A local's half-day in the Pink City" with real timings, auto fares and which gate to use at Amber Fort. A Kerala houseboat operator can explain monsoon versus winter cruising honestly. Put names and faces on these guides.

Organise content into clusters around what you sell, such as weddings (capacity, room blocks, real wedding stories), family stays or workcations, each linking to the matching room or package page. "Five reasons to visit Goa" adds nothing; "Getting from Mopa airport to our resort at night" earns trust.

Where do hotel and travel links and digital PR come from?

Start with the links that already exist offline. State tourism portals, convention bureaus and local chambers of commerce often list accommodation partners, and few hotels bother to ask. Wedding venues have it easiest: planners, photographers and décor partners publish real wedding stories and will credit the venue if you send them the guest count and a few photos.

Hosted creator stays can work, but only when the creator's audience matches your guests. We've seen a lot of free nights given to influencers whose followers will never visit Rajasthan. Ask for a link to your site in the blog or YouTube description, not just an Instagram tag.

The underrated option is data. A Goa resort that publishes its busiest weekends or the share of guests travelling with pets, drawn from its own bookings, gives travel journalists a story nobody else has. Our link building service works on relevant links like these rather than generic guest posts.

AI tools build hotel recommendations from reviews, OTA listings, travel articles, Google's own data and your site. To be recommended:

  • State your differentiators in plain sentences: "12 minutes' walk from Hawa Mahal", "adults-only", "EV charging on site".
  • Keep facts consistent on your site, Business Profile, OTAs and TripAdvisor.
  • Earn recent reviews that mention specifics: staff, breakfast, the view.
  • Ask ChatGPT, Perplexity and Gemini "best boutique hotel in {your city} for couples" monthly and record who appears.

Our guide to ranking in ChatGPT and AI Overviews goes deeper, and our AI search optimization service runs this tracking for you.

Which KPIs should hotels track for SEO?

  • Direct booking revenue from organic, measured in your booking engine with GA4 cross-domain tracking.
  • Share of direct: direct bookings as a percentage of all room nights. This is the number your owner cares about.
  • Booking engine conversion rate by landing page and device.
  • Free booking link clicks and bookings from Hotel Center reports.
  • Business Profile calls and website clicks, plus event and wedding enquiries.
  • AI referrals from chatgpt.com, perplexity.ai and gemini.google.com in GA4.

In Search Console, open Performance > Search results, filter Query by your hotel's name and compare it with non-branded queries. Branded clicks dropping while impressions hold steady often means an OTA or Google's own hotel panel is taking the click. Compare year on year, by season. A hill-station resort's May tells you nothing about its August.

What are the most common hotel SEO mistakes?

  • Chasing "hotels in {city}". You'll spend a year fighting OTAs for a term with little direct value.
  • A booking engine that breaks tracking. Without cross-domain setup, SEO looks like it produces nothing.
  • Hidden fees. Bad for trust everywhere and, for US stays, a compliance issue under the FTC rule.
  • Ignoring negative reviews. A calm, specific reply often persuades more readers than five-star praise.

Frequently asked questions

What is hotel SEO?

Hotel SEO is the work of making a hotel, resort, homestay or travel business visible in Google Search, Maps, hotel results and AI tools, then turning that visibility into direct bookings. It covers room and location pages, Business Profile, Hotel Center free booking links, schema, reviews and local content.

Can a small hotel outrank Booking.com on Google?

Rarely for broad searches like "hotels in Goa", and you don't need to. Independent hotels can outrank OTAs for their brand name, landmark searches, specific room types, occasions such as weddings, and detailed local guides. Those searches carry stronger booking intent and save the commission.

What are Google free booking links for hotels?

Free booking links let a hotel's official website appear with a live rate in Google's hotel results and Business Profile, next to OTAs, at no cost per click. You need a Hotel Center account and a connectivity partner integrated with Google, such as your channel manager or booking engine.

Is Google Hotel Ads worth it for independent hotels?

Often, once the basics work. Hotel Ads are paid placements in Google's hotel results, so they pay off when your booking engine converts well and your direct rate is competitive. Start with free booking links, measure conversion for a few months, then test Hotel Ads in your strongest markets.

Which schema markup should a hotel website use?

Use schema.org Hotel, or Resort, BedAndBreakfast or Hostel, with address, geo, starRating, checkinTime, checkoutTime, amenityFeature and petsAllowed. Mark rooms up as HotelRoom. Tour operators should use TouristTrip with an Offer. Live prices in Google come from Hotel Center feeds, not page markup.

How do tour operators do SEO?

Build one page per tour with itinerary, duration, inclusions, price and pickup points, marked up as TouristTrip. Create a Business Profile with the Tour operator category, connect your booking software to Google Things to do for free listings, and collect reviews on Google and TripAdvisor.

How do I get my hotel recommended by ChatGPT?

State your differentiators plainly on your site, such as walking time to landmarks or pet policy, and keep those facts identical on your Business Profile, OTAs and TripAdvisor. Earn recent, detailed reviews and genuine press mentions. Then check what ChatGPT, Perplexity and Gemini recommend each month.

How long does hotel SEO take to increase direct bookings?

Free booking links and Business Profile fixes can show results within weeks. New room-type, landmark and experience pages usually take three to six months to rank, longer in busy destinations. Start a season before your peak and judge progress by share of direct, year on year.
