Key takeaways
- In NAR's 2025 data, 52% of US buyers found their home online, yet 88% bought through an agent.
- Your listings are on dozens of other sites. Your neighbourhood, agent and project pages aren't, so that's where real estate SEO pays.
- Use RealEstateAgent schema, a specific Google Business Profile category and recent reviews.
- Advertising rules apply to your website too: RERA in India, material information in the UK, Fair Housing in the US, Trakheesi in Dubai.
- Track viewings booked and valuation requests, not sessions.
Search "3 BHK flat in Whitefield" and count how many of the first ten results belong to an actual broker. Usually none: 99acres, MagicBricks, Housing.com and NoBroker take the lot. "Homes for sale in Austin" goes to Zillow, Realtor.com and Redfin. That's the first thing to accept about real estate SEO in 2027: the portals have won the listing query. But a buyer's search doesn't end there, and what they search next is winnable.
Short answer: SEO for real estate means ranking for the searches portals handle badly: neighbourhood and project names, "agent near me", valuation queries and local questions. Build neighbourhood and project pages, keep listings indexable on your own domain, run a well-categorised Google Business Profile with recent reviews, add RealEstateAgent schema and earn local links, all within your market's advertising rules.
Why is SEO for realtors different from other local businesses?
A dentist competes with three other dentists in the map pack. An agent competes with other agents plus billion-dollar portals holding the same listings, often from the same MLS feed. If 40 brokers in Pune all show the same resale flat in Baner, Google has no reason to rank yours.
The cycle is long, too, and the agent is picked on trust. In NAR's 2025 data, 43% of buyers found their agent through a referral and only 6% through a website with no specific reference. But referred buyers still look you up, and that check decides whether they call.

Which advertising rules apply to a property website?
Regulators treat your website as advertising. The rules that come up most in our audits:
- India: RERA Section 3 bars advertising a project before registration; Section 11(2) requires the registration number and the authority's website on project ads. MahaRERA added a QR code from 1 August 2023, covering project websites and social ads, with penalties of ₹10,000 to ₹50,000 per violation.
- UK: National Trading Standards' material information guidance requires price, council tax band and tenure (Part A, since May 2022), plus utilities, broadband, parking and risks like flooding (Parts B and C, since November 2023).
- US: the Fair Housing Act bars ads indicating a preference based on protected characteristics. In Jancik v. HUD, "mature person preferred" was enough. Check neighbourhood copy for lines like "perfect for young professionals".
- Dubai: ads need a Trakheesi permit and, since April 2023, the Dubai Land Department's Madmoun QR code.
What's changing in property search heading into 2027?
AI answers are eating the informational layer. "Stamp duty in Maharashtra", "how does a 1031 exchange work" and "is Dubai Marina a good place to live" now get a summary before any link. Pew Research's 2025 study found people clicked a traditional result on 8% of visits with an AI summary, against 15% without. Generic explainers will lose traffic; hyperlocal answers with real numbers hold up better.
Recommendations are moving into chat too. BrightLocal's 2026 Local Consumer Review Survey found use of ChatGPT and similar tools for local recommendations rose from 6% to 45% in a year, and 74% of consumers only read reviews from the past three months. Two hundred reviews ending in 2024 now look worse than 60 from this year.
Then video: NAR found 52% of buyers used online video sites. A two-minute "what ₹1 crore buys in Gurugram Sector 65" clip ranks on YouTube and gives AI tools something concrete to reference.
Which keywords should real estate agents target?
Skip "flats for sale". Go after what portals can't cover in depth: micro-markets, buildings, school catchments, commutes and the seller side. Seller queries ("what's my house worth") are worth more to most agencies than buyer queries, and competition is thinner.
| Keyword / query type | Search intent | Page to build | Priority |
|---|---|---|---|
| real estate agent in {neighbourhood} / realtor near me | Local, ready to hire | Google Business Profile + area page | High |
| what is my home worth {city} / property valuation {area} | Seller, high value | Valuation landing page with form | High |
| living in {neighbourhood} / is {area} a good place to live | Research, relocating | Neighbourhood guide | High |
| {project name} price / {project name} RERA number | Navigational, comparing | Project page with RERA details | High |
| 2 BHK flat for rent in Malviya Nagar Jaipur | Transactional (rental) | Filtered listings page with intro copy | Medium |
| homes for sale near {school name} | Transactional, family | School-zone listings page | Medium |
| {area} property prices 2026 | Informational, data-led | Quarterly market report | Medium |
| off-plan property Dubai for Indian buyers | Research, cross-border | NRI / overseas buyer guide | Medium |
| {agent name} reviews | Navigational, vetting | Agent profile page | Medium |
Get your seed list from whoever answers the phone. Which buildings, sectors and schools do callers mention? Keyword tools show "no data" for most micro-markets anyway.
How should a property website be structured for SEO?
Area, listing and people pages do the heavy lifting; developers add project pages. A clean structure: /areas/baner/, /areas/baner/homes-for-sale/, /agents/priya-kulkarni/ and /projects/{project-name}/.
Does IDX help SEO?
Depends how it's built. Iframe IDX shows listings to visitors, but Google credits that content to the vendor's domain. Only integrations that render listings as real pages on your domain can rank, and even then each listing is a near-duplicate of the portal version. Honestly, IDX is a user-experience feature. Treat it as support for your area pages, not your SEO strategy.
Two fixes. Put 150 to 300 words of original local copy above the results on each area listings page. And when a listing sells, keep it as "sold" where your MLS allows, or 301 it to the area page. In Search Console's Indexing › Pages report, IDX sites usually show huge "Not found (404)" and "Duplicate, Google chose different canonical than user" buckets.
Which schema types should real estate sites use?
Mark up the brokerage and each office as RealEstateAgent, a subtype of LocalBusiness, with address, geo, areaServed, openingHoursSpecification and sameAs links to portal and social profiles. Agents get Person markup with worksFor and knowsAbout. Schema.org also has RealEstateListing (a WebPage subtype with datePosted). There's no Google rich result for it, but it helps machines read the page.
What should a developer's project page include?
NAR's list of features buyers find very useful reads like a project page brief. For an Indian developer, add the RERA number and QR code, carpet area (not just super built-up), possession date, approved banks, a dated construction gallery and a price sheet. And don't publish before registration comes through.

How do agents rank in Google Maps and on property portals?
Pick the most accurate primary category on your Google Business Profile: "Real estate agency" for a brokerage, "Real estate agent" for an individual, "Real estate developer" for builders. Google's guidelines name real estate agents as individual practitioners, so a public-facing agent can have a profile at the brokerage's verified address, which helps with name searches.
Don't put "Best Property Dealer Jaipur" in the business name. Google forbids service descriptions and locations there, and we see suspensions for it regularly. Home-based agents should run a service-area profile with the address hidden, within roughly two hours' drive.
For reviews, ask at handover, when the keys change hands, with a direct link on WhatsApp. Our local SEO checklist covers citations, and our post on Google Business Profile benchmarks shows what "good" looks like.
Should you rely on portals like Zillow, 99acres or Rightmove?
Use them, don't depend on them. In the UK, Rightmove and Zoopla are close to mandatory; Bayut and Property Finder play that role in Dubai, Domain and realestate.com.au in Australia, MagicBricks and 99acres in India. Keep each profile complete, with the same name, phone and address as your site. But portal leads are rented. Only your own site compounds.
What content builds E-E-A-T for real estate?
Neighbourhood guides are the core, and most are bad. A good one reads like it came from someone who has driven those streets at 9am: commute times to the IT park, which side of the main road floods in monsoon, what resale 2 BHKs fetched last quarter. "Baner is a vibrant locality with excellent connectivity" won't rank or get cited.
Build a cluster per area: a pillar guide, then schools, renting vs buying, price trends and building reviews. Put the agent's name, photo and years in that area on each one. That's the experience signal in Google's E-E-A-T framework, and portals can't fake it.
A four-agent brokerage in Jaipur covers Vaishali Nagar, Malviya Nagar and Mansarovar. Its 2,000 monthly organic visits land almost entirely on shared IDX pages and produce about five enquiries.
It adds three deep area guides and a valuation page. If those pull 900 visits a month at 2%, that's 18 more enquiries; at one deal in 20, roughly one extra closing a month. On an ₹80 lakh resale flat at a 1% fee, that's ₹80,000 a month from four pages.
Link building and digital PR ideas for real estate
Your best link asset is data nobody else has. A quarterly "what sold in our area" report with median prices, days on market and rent yields gets picked up by local news and property journalists, who are always short of micro-market numbers.
Beyond that: sponsor a residents' welfare association event, swap guest columns with mortgage brokers and interior designers, and ask developers you sell for to link to you. Our link building team runs this kind of outreach. One link from your city paper beats a hundred directory listings.
How do real estate agents show up in ChatGPT and AI Overviews?
Google says there are no special requirements for AI Overviews or AI Mode beyond standard SEO. In practice, the agents who get named are mentioned consistently across portals, review sites, press and their own site, with the same areas and specialisms everywhere.
Lead with the direct sentence, then detail. A line like "across the 38 leases we closed in Hinjewadi Phase 1 between July and September, the median 2 BHK rent was ₹26,000" (made-up figures, use your own) is citable. "Rents vary depending on many factors" isn't. Monthly, ask ChatGPT, Perplexity and Gemini "who's a good real estate agent in {area}" and log the sources they cite. That's your PR list. For more, see our guide to ranking in ChatGPT and AI Overviews or our AI search optimization service.
Which KPIs should a real estate business track?
Set up separate GA4 key events for valuation requests, viewing bookings, brochure downloads, WhatsApp clicks and calls. A valuation request is worth far more than a download, so don't lump them together. Push lead source into your CRM (Follow Up Boss, Salesforce, Zoho) to see cost per closing by channel.
In Search Console, filter Performance › Search results by area names to see which neighbourhoods are gaining impressions, and watch branded queries too.
What are the most common real estate SEO mistakes?
The biggest is treating the listings feed as the website. Close behind: 60 "real estate agent in {suburb}" pages with only the suburb swapped, which Google treats as doorways. Then sold-listing 404s, project pages without RERA numbers, and a lead form feeding an inbox nobody checks at weekends, which is when people browse property.
Franchise template sites that give every agent the same "About the area" text, duplicated across hundreds of domains. Rewrite it in the agent's own words.
A 90-day real estate SEO roadmap
- Crawl audit: IDX indexing, sold-listing 404s, canonicals
- Fix GBP category, services and photos
- GA4 key events per lead type
- Compliance check: RERA, material info, Fair Housing
- Valuation page with a short form
- Three deep neighbourhood guides
- Agent profile pages with Person schema
- RealEstateAgent schema sitewide
- First quarterly market report
- Pitch it to two local outlets
- Handover review requests by WhatsApp
- Complete every portal profile
- One new area cluster per quarter
- Monthly street-level video
- Monthly AI citation check
- Cost-per-closing review
Map pack gains can show within a quarter; area guides in big metros take six months or more.
